Happy March Bre... Oh wait, we are not on March Break, LOL! What a different year we are seeing. The only thing that is Normal, is Change! We remember last year this time when we were just learning about Covid and were told the kids were going to have an extended March break Coined, "The Longest March Break Ever". Wow what a year!

Lots of changes in the Real Estate World too. What are those changes? There are changes in the way we sell homes to include 3D tours to lessen in person showings. They are great. If you have not liked our Facebook page, woods reso real estate sales group, please do so and check out the great 3D tours we have added to our marketing. It really showcases the homes features. Covid protocols are still in place to try and keep everyone safe while showing homes. There are stricter qualifying questions before showings can happen. We all need to wear masks, sanitize hands or wear gloves inside the home. There is a ban on public open houses that came direct from the Government. There are no double booking on homes which make it a bit more difficult when booking showings. Max 1/2 hour appointments are the norm. Limit of number of people seeing a home at one time, most common 3 people including the agent. Encouraging other family members to view by online means. A delayed offer presentation date for offers unless sellers would take a pre-emptive offer, which means the seller decides to take an earlier offer before the scheduled presentation date. That can even change too if we start seeing more homes on the market! So many changes. But we embrace, advise and carry on the best we can.

What are we seeing in the market right now? There is a shortage of homes (inventory) on the market with a high demand from buyers, so they are offering on the same property. Many buyers are coming from the city wanting to enjoy living in such a nice area as Dufferin County. This is happening to areas further North as well. We are seeing many homes are selling in multiple offers. For how much more, that depends on the strategy of the Seller and their Realtor. But right now there are not enough homes for sale for every buyer, so buyers compete. How long will this go on for? We don't know. But the longer we have shortage of homes on the market, low interest rates, and high Buyer Demand, Buyers Will Compete.
